The Origins and Development of Chaplin Estates
This Toronto neighbourhood was officially born in the year 1913. This is when William John Chaplin and his son James D. Chaplin decided to register the area with a plan of subdivision. Prior to 1913, the Chaplin family were the land owners, and this is where the neighbourhood received its name from.
Soon after in the 1920’s, Chaplin Estates was offering high class residential estates. However, there was build a lot of building restrictions and zoning bylaws, this was to ensure there was no semi-detached houses, and stucco exteriors were not to cover more than half the house. With that aside, these homes were sold in the price range of $500 to $9,000 per lot. This goes to show how the value of money has changed from the 1920’s to the present.
Today, the Chaplin Estates neighbourhood is perfectly situated between the other affluent Toronto neighbourhoods Forest Hill and Davisville Village. The same lots that used to sell for under $10 000, are now selling for half a million to over 2 million Canadian dollars per lot! The price of these estates have always been increasing, and will continue to increase over time. Some of these Toronto estates can also be rented, however there’s only a few available for rent, and you expect to pay five to six thousand per month.
The majority of impressive homes were built between 1920 and 1940, and consist of Tudor, Georgian, and English Cottage style architecture. The average house in the Chaplin Estates neighbourhood will generally offer:

Getting proper education is important for the residence of Chaplin Estates. This neighbourhood is very well known for it’s local education system, it offers one of the best private school in Toronto! It is also close to many public schools, so no matter what your current level is, you’ll find the right school for you or your family members.
One of the greatest things about the Chaplin Estates is its location and proximity to public amenities. You’ll be able to enjoy indoor and outdoor pools, water slides, a gymnasium, walking track, exercise rooms, baseball diamonds, tennis courts, a wading pool, and an artificial ice rink! Chaplin Estates offers it’s residence some of the best parks and green spaces that Toronto has to offer. The local favorite seems to be Eglinton Park, which is always filled with dog walkers, joggers, and cyclists.
Transportation is simple for Chaplin Estate residence. You can choose from subway station, or the bus service that goes through the neighbourhood. From home, it takes about 15 to 20 minutes to get to Toronto’s main highways and expressways, and about 10-15 minutes to get to downtown Toronto.
