5 Improvements that will help you sell your home

Having your home in good repair will always pay off when selling, but there are a few, not so expensive improvements that will make a big difference when it’s time to find someone to sign on that dotted line.

  1. Paint your ceilings!  Make like Michaelangelo and put a fresh coat on that ceiling.  Buyers always look up, looking for signs of leaking, repairs, bugs, grease, or smoke.   While you’re at it – it wouldn’t hurt to freshen up any paint that needs it, keeping the tones neutral and light.
  2. Watch where you’re walking! If you have carpet covering hardwood floors, now is the time to tear up that old rug and refinish those floors.  Hardwood floors are very desirable right now, and it’s easy to install yourself using some of the new floating floor coverings.
  3. Freshen up that kitchen.  Studies show kitchen improvements give you 100$ return on your dollar.  You don’t have to put in granite counter tops, but bringing things up to date, maybe veneering or painting the cabinets, new hardware, and maybe a new sink will make the prospective buyers feel right at home.  The same goes for your bathroom.  Neutral colors, nice fixtures and some tile floors will give you a great return on your investment.
  4. If your roof needs replacing, just bit the bullet and do it.
  5. If there is a way you can expand closet space, then do it, and then install closet organizing hardware.  Everyone loves a big closet, and a way to organize everything!

Don’t forget to have your agent help you stage your home too! Fresh plants and de-cluttering let people see what  you’ve done with the space, but still gives them room for their own imagination to start parking their furniture in there too!
